How do your tenant screenings work?

We do not accept just any rental applicant. We thoroughly screen the tenants that will ultimately live on our managed properties.

 

We check credit, criminal, employment, and rental history plus verify income. This process is one of the best ways for us to make sure you do not encounter a challenging tenancy.

How do you document my property’s condition before occupancy?

Pre-tenant photos and documentation. We know what needs to be documented, so we take thorough, narrated videos prior to a new tenant move-in. Noting everything ahead of time means the tenant, not you, pays for damages caused by them. 

Cultivating a Positive Tenant Experience!

Most tenants decide within the first few months whether or not they will renew their lease. If they have a positive experience from the start, they are far more likely to remain a long-term tenant and take care of your property. Cultivating a positive, professional relationship with tenants means that they have a greater sense that they have found home - translating into a long-term, more profitable and easier arrangement for you.

What do your services cost?

With our simple flat fee structure, there are no “swings” in monthly management billings. And we do not upcharge for maintenance services or materials, making your financial planning easier. Before we enter into a contract with you, our fee vs. services will be agreed upon by both Great Dane Realty and you.
